Where Are Setbacks Measured from?

A. General. “Setback” is the minimum distance any building or structure must be separated from a lot line. Front, rear, and side yard setbacks are measured from the existing right-of-way, access easement, or property line, and then in a straight line to the closest point of the building or structure.

Where are front setbacks measured from?

1. Front setbacks are to be measured from the front property line of the lot on which such building is located to the exterior wall of the building. 2. The front yard of a corner lot consisting of one platted lot will be adjacent to the street on which the lot has its least dimension.

How are setbacks determined?

Side setbacks are determined by the width of the lot, measured at the building line and by the building height. When calculating the setback, the height of the building is taken at the point closest to the boundary and not overall height of the building.
